Monday Morning Market Update for Rochester, MN

Good morning!  Hard to believe that 2010 is already almost half over!

Total active listings (1264)  last week (June 18 to 24, 2010) were up 16% over last year (1094).  Average list price for these homes was $299,625 (median $174,900); average market time was 158 days.  There are currently 1194 residential properties for sale in Rochester, MN with an average asking price of $231,220 (median $174,950) and an average market time of 160 days.

Pending sales were down slightly from the previous week and down 23% from a year earlier with 24 signed purchase agreements for residential properties in Rochester.  Average list price was $169,150 (median $145,000) and average market time was 129 days.  Closings remained steady compared to a year ago with 45 homes sold.  Average sold price ($184,951, median $175,800) was 97.4% of the asking price, 94.7% of the original list price.  These homes averaged 92 days on the market.

There were 38 new listings, a drop of 14% from last year, but still 60% higher than the number going off the market to pending.  New listings had an average list price of $188,052 (median $169,900).  There were 19 homes that came back onto the market last week, 6 that expired, 3 were withdrawn, and 17 canceled.
