Rochester Minnesota Residential Real Estate Market Conditions – Monday Morning Market Update

The Rochester Minnesota area housing market continues to see a steady flow of homes listed for sale, with 60 new residential listings last week (May 4-10, 2012), representing an 18% increase over last year. Home sales (signed contracts) were down 1/3 week over week and year over year as the hottest part of the spring market seems to be cooling off.

There were 60 new residential listings on the Rochester, Minnesota area housing market last week with an average listing price of $223,411. Severely outpaced by the new listings, last week’s 34 signed contracts on homes in Rochester, Minnesota had an average asking price of $165,697 and an average market time of 80 days. There were just 15 residential real estate closings in the Rochester area last week. The average sold price of $159,328 was 98.5% of the asking price, 96.2% of the original listing price. These homes averaged 144 days on the market.

Current active listings inched back up slightly week over week, with 793 homes listed for sale in Rochester, Minnesota with an average asking price of $221,121 and an average market time of 131 days.

The Rochester Minnesota area housing market finished off April with the fifth straight week of 50+ signed contracts on residential properties, resulting in the highest level of home sales (homes under contract) since April 2008.

The 51 homes that went under contract last week (April 27-May 3, 2012) had an average listing price of $184,670; average market time for these properties was just 68 days. Last week’s 56 new residential listings had an average asking price of $205,033.

There were 58 residential real estate closings in the Rochester area last week, twice as many as the previous week, and the most since August 2011. The average sold price of $162,037 was 98.4% of the asking price, 95.6% of the original listing price. These homes averaged 102 days on the market.

Current active listings are down 10% from a week ago, with 777 homes listed for sale in Rochester, Minnesota with an average asking price of $220,451 and an average market time of 132 days.

Spring is still in full force in the Rochester area real estate market as 50 more homes went off the market under contract last week and another 53 properties were listed for sale.

The 50 homes that went under contract last week (April 20-26, 2012) had an average listing price of $168,214; average market time for these properties was 83 days. Last week’s 53 new residential listings had an average asking price of $185,861.

There were 27 residential real estate closings in the Rochester area last week. The average sold price of $146,105 was 98.4% of the asking price, 92.9% of the original listing price. These homes averaged 151 days on the market.

There are currently 793 active listings in Rochester, Minnesota with an average asking price of $217,811 and an average market time of 132 days.
