According to the MLS (Multiple Listing Service) there were 43 new listings last week (January 11 to 17, 2010), an increase of 72% over the same time period last year, and 16 homes that went under contract (to pending), an increase of 33% from a year ago. The number of homes sold (closed) remained the same at 10.
Last week’s 43 new listings and 20 that came back on the market had an average list price of $199,783 (median $152,900) and $195,740 (median $174,900) respectively. There were 19 listings that cancelled, 6 expired, and 25 extended.
The 16 listings that went to pending last week had an average asking price of $213,331 (median $152,000) and average market time of 176 days.
The average sold price for the 10 residential properties that closed last week was $147,556 (median $108,450), 99.80% of the asking price, but just 89.81% of the original list price. These homes had an average of 147 days on the market.
